border-bottom-color: rgb(235, 238, 245); border-left-color: rgb(235, 238, 245); border-bottom-width: 1px; border-left-width: 1px; border-bottom-style: solid; border-left-style: solid;"><span name="publicProjects[0].purOverView"> 采购需求概况：一、采购标的名称：2021年度北京市海淀区翠湖湿地公园管理处物业服务二、采购标的实现目标、数量以及要求：确保公园基础运营正常，主要包括以下方面：保洁、会务、垃圾清运、给排水设备运维、供电设备运维、厂内机动车运维、船只运维、绿化灌溉运维、弱电运维、监控运维、其他设备运维等。1、服务范围及要求（1）电气设备系统负责配电设备的使用、维护管理工作。负责用电安全的检查监督工作。负责办公区域内电源、电缆、线路、灯具等与电有关设备的维修、检查、保养。（2）空调设备系统运行管理分体空调过滤网的清洗擦拭、室外机清洗工作。（3）工程维修及给排水管理确保上水、下水系统的正常使用。负责热水器的检查，使用管理维修工作。负责各种供水管线、用水设备器具及阀门的检查、维修、保养工作。负责室内外各种排污管道的疏通、维修、清掏、清运工作。（4）弱电系统运行管理负责通信设备系统、网络系统等弱电设备运行操作管理、维修保养的联系，专用网络设备以外的技术支持和保障工作（费用另计）。负责办公区内电话安装、移机、电话机故障排除。负责弱电系统设备的电源、线路的维修工作。（5）资料、图档管理包括工程资料、工程档案和工程人员的各项管理制度及方案。做好设备台帐、巡检记录、维修记录、工作日志等内业工作。（6）食堂设备日常巡视与定期保养及应急维修相结合的方式，确保设备正常使用。安全检查（包括燃气报警器的完好性检查（需专业人员检查的除外）或者协助检查）电路的检查（严防漏电、电路胶皮套的开裂、开胶、老化等现象）小规模增减和修改线路。（7）房产、庭院维修服务负责墙面、顶板、地砖、墙砖的巡检及监督维修工作。协调解决屋顶防水不渗不漏。墙面、吊顶光洁无污渍，无残损，地面无空鼓，地砖无裂损。保持外墙面光洁、墙体无残损。门、窗完整，开关自如，玻璃完好，无破裂、漏风等现象。办公区内地面平整、内、外排水畅通。（8）保洁服务屋外保洁：包括办公区域、庭院、灯具、标牌、车库等。屋内保洁：公共区域内地面、墙面、玻璃、门窗、大堂、各种标牌、浴室、水房等公共区域。会议室保洁：会议室、接待室及部分房间的卫生保洁工作。办公区内垃圾根据实际情况及时倾倒。 </span></td><td style="text-align: center;
