margin-bottom:0;text-align:justify;line-height:200%;font-family:微软雅黑;font-size:16px;">（一）项目基本情况：</p> <p style="margin-top: 0; margin-bottom:0;text-align:justify;line-height:200%;font-family:微软雅黑;font-size:16px;"> <span style="border-bottom: 1px solid #666;">为了促进业主依法依规维护权益，有效参与小区业主事务，提升业主委员会的履职能力及工作技能，搭建长期有效的沟通平台。特引入第三方专业服务机构力量协助及指导金银湖街道范围内有需要的小区推进业主委员会组建或换届工作有序开展，促进业主委员会更好的履职，助力多方联动、和谐多方关系，提升辖区范围内业主、物业使用人的幸福感、获得感及满足感，创新社区治理新格局。</span> </p> <p style="margin-top: 0; margin-bottom:0;text-align:justify;line-height:200%;font-family:微软雅黑;font-size:16px;">（二）采购内容及要求：</p> <p style="margin-top: 0; margin-bottom:0;text-align:justify;line-height:200%;font-family:微软雅黑;font-size:16px;"> <span style="border-bottom: 1px solid #666;">服务内容：<br/>1、助力多方联动，完善联动会议机制。协助社区、业主委员会、业主、物业服务企业等开展联动会议，及时针对物业相关问题进行协商解决； <br/>2、协助社区指导并参与业主委员会组建、换届的全过程，确保相关工作流程的合法合规；<br/>3、协助社区参与物业纠纷调解，防止因物业问题引发更大的社区矛盾，缓解基层社区治理工作压力；<br/>4、针对社区工作人员开展物业管理相关法律法规培训，提升社区工作人员对于物业管理工作指导的规范性，规避相关风险与漏洞；<br/>5、针对业主委员会开展工作职责、物业管理相关法律法规培训，指导业主委员会依法履职，维护业主合法权益；<br/>6、针对业主开展物业知识宣传工作，促进业主对物业知识的了解，提升业主对物业管理工作的参与度。<br/>服务要求：<br/>1、采购人有权对成交供应商的服务内容、服务质量进行监督、指导和评估。<br/>（1）采购人向成交供应商提供必要的设施和相关活动场地。<br/>（2）采购人按照协议约定足额向成交供应商支付项目合作资金。<br/>2、成交供应商应本着服务至上、诚信为本的宗旨，为项目实施地委派身体健康并符合任职条件的社工提供优质服务。<br/>（1）拟派人员到岗时间：合同签订后10天内；<br/>（2）人员资质：配备不少于2名专职服务人员驻点工作。项目社工应当热爱社会工作，具有社会责任感和敬业精神，遵守职业操守及项目实施地的管理制度；能运用专业方法和技巧，为项目实施地的服务对象解决实际问题，为项目实施地提供专业支持。项目负责人应当具有两年以上同类型项目工作经历。<br/>具体服务内容及要求详见户需求附件</span> </p> <p style="margin-top: 0;
