style=";line-height:150%;font-family:仿宋">一、项目概况</span></p><p style="margin-top:0;text-indent:32px"><span style=";line-height:150%;font-family:仿宋">出租物业情况：本招租项目标的物位于杭州市上城区平海路27号杭州市总工会综合大楼，产权为杭州市总工会所有。大楼地上共19层，地下二层（不含工人文化宫地下层和地面建筑层），其中地下一层为停车库，地下二层为设施设备用房。本次招租物业为地下1-2层，地上1-4层（不含市总工会一层正门大厅）、11-19层，总建筑面积为20440㎡。该大楼于2000年3月开工，2002年12月竣工验收并完成装修，现正常经营四星级酒店（合同期至2022年12月31日终止），拥有各类客房219间（套），322个床位，不同规格会议室10个，中西餐厅2个。</span></p><p style="text-indent:32px;line-height:150%"><span style="font-size:16px;line-height:150%;font-family:仿宋">经营业态要求：不低于四星级标准的精品特色酒店并提供相应标准的服务。</span></p><p style="margin-top:0;text-indent:32px"><strong><span style="text-decoration:underline;"><span style="font-family:仿宋">租金报价不得低于1.881元/天/</span></span></strong><strong><span style="text-decoration:underline;"><span style="font-family:仿宋">㎡，租赁期限内租金不作浮动。</span></span></strong></p><p style="margin-top:0;text-indent:32px"><span style="margin-top:0;text-indent:32px"><span style=";line-height:150%;font-family:仿宋">二、投标人应符合下列资格条件</span></p><p style="margin-top:0;text-indent:32px"><span style=";line-height:150%;font-family:仿宋">1</span><span style=";line-height:150%;font-family:仿宋">）具有国内独立法人资格，营业执照经营范围与主要经营业态要求相符，有良好的商业信誉和健全的财务会计制度，须提供近三年财务审计报告（2019年度、2020年度、2021年度）；</span></p><p style=";line-height:150%;font-family:仿宋">）具备履行合同所必需的经营管理能力和经验，投标人拥有在国内直接投资并运营有同类（与本招租标的物经营业态要求相符）的酒店业绩，单个运营项目面积不少于20000 </span><span style=";line-height:150%;font-family:仿宋">㎡</span><span style=";line-height:150%;font-family:仿宋">，须提供相关证明(投资控股50%以上并运营的酒店有效营业执照，投标人与该酒店有效的工商登记出资证明材料，在有效期内的酒店和租赁合同或自有物业的产权证)；</span></p><p style="margin-top:0;text-indent:32px"><span
