font-size: 19px;">&nbsp;</span><samp style="font-family: inherit" class="bookmark-item uuid-1623997659982 code-projectContent editDisable addContent multi-line-text-input-box-cls readonly">湖州市吴兴区田盛园物业公开选聘公告<br/><br/>湖州市吴兴区田盛园第四届业主委员会委托湖州尚格信息服务有限公司，对湖州市吴兴区田盛园物业管理服务项目进行公开选聘。欢迎对本项目有兴趣并具备合格资格要求的物业服务企业参加竞选。<br/>一、项目名称：湖州市吴兴区田盛园物业管理服务项目<br/>二、选聘文件编号：TSY－WYXP－2022<br/>三、项目概况：田盛园位于湖州市吴兴区龙泉街道大东路99 号，东至大东路、南至田盛街、西至紫云花园、北至紫云小区，于 1998 年交付使用。其占地面积约43665平方米，总建筑面积78024.87平方米（其中住宅62160.84平方米，非住宅15864.03平方米），年饱和收入（物业服务费用和经营性收益分成）约59万余元。<br/>四、选聘内容：主要为浙江省湖州市吴兴区田盛园提供综合管理服务、公共区域清洁卫生服务、公共区域秩序维护服务、公共区域绿化日常养护服务、共用部位、共用设施设备日常运行、维护服务等服务工作，具体内容详见选聘文件。<br/>五、对竞选物业服务企业的信用和业绩要求<br/>1、物业企业应当于2017年9月1日之前成立（即成立五年以上），且注册资金不少于300万元，具备独立法人资格；<br/>2、浙江省内在管的住宅项目不少于3个，且在管的住宅项目建筑总面积不少于30万平方米，其中湖州地区在管的住宅项目不少于1个；<br/>3、近三年内未被列入失信被执行人名单、重大税收违法案件当事人名单、政府采购严重违法失信行为记录名单，信用信息以信用中国网站（www.creditchina.gov.cn）、中国政府采购网（www.ccgp.gov.cn）公布为准；<br/>4、本项目不接受个人、挂靠企业和联合体投标。<br/>六、物业服务标准和收费标准<br/>（一）本次选聘物业服务企业的物业服务标准应达到《湖州市区普通住宅小区物业服务等级标准》（2012年版）三级服务标准。竞选物业企业另有其他优惠的承诺或改造承诺均作为本合同的组成部分。<br/>（二）收费标准按2022年度湖州市吴兴区田盛园业主大会会议通过的《湖州市田盛园小区物业选聘方案》的约定，物业服务费用与能耗费按当前标准保持不变，收费方式为包干制；但需按物业服务合同的约定方式进行托管与使用。<br/>（三）本物业管理区域内的各项经营性收益委托物业企业经营，其经营收益分成中，停车费用的分成比例物业公司不得超过70%，其他收入的分成比例不得超过50%。<br/>七、物业服务合同期限<br/>三年，以合同约定开始服务之日起计算。<br/>八、投标保证金<br/>本次选聘的投标保证金为50000元（大写：伍万圆）人民币，并按下列方式处置：<br/>（一）未中选（或入围）的企业，将于结果产生之日起10个工作日退还； <br/>（二）如发生下列情况之一，除取消参选资格外，还须承诺同意由本届业主委员会对投标保证金予以没收，归属田盛园小区全体业主：<br/>1、竞选人在投标有效期内撤回投标文件。<br/>2、因中标人原因未按中选通知书中规定的时间、地点与业主委员会签订合同。<br/>3、不能履行询标承诺与投标文件中的承诺。<br/>4、竞选人在投标期间有串标等违规违法行为。<br/>5、个人或者公司借用其他物业企业名义、资质投标的。<br/>6、投标过程及投标文件中有弄虚作假行为。<br/>7、现物业服务企业参加投标，未能中选且未能按本选聘文件规定在20日内与中标人完成交接的。<br/>九、竞选报名及购买选聘文件需携带资料<br/>1、企业营业执照副本复印件（加盖公章）； <br/>2、法定代表人签署的授权委托书（原件）；<br/>3、购买人身份证原件及复印件（加盖公章）。<br/>以上材料支持以电子邮件、快递的方式送达，但应当于报名截止时间前与联系人进行有效确认。<br/>十、报名与购买选聘文件的方式<br/>报名时间：2022年10月26日至2022年11月 6日（每天上午9－12时，下午13－17时）。<br/>报名地点：湖州市仁皇山街道龙王山路1290号<br/>服务单位：湖州尚格信息服务有限公司<br/>售 价： 500元人民币，售后恕不退还<br/>联 系 人： 奚先生 <br/>电 话：1565****010<br/>电子信箱：xiyl@hzmogo.com <br/>欢迎符合条件的物业企业参与报名。<br/>特此公告！<br/><br/>湖州市吴兴区田盛园第四届业主委员会<br/> 2022年10月26日</samp><span style="font-family: arial, helvetica, sans-serif;
